Roofing
How much does a new roof cost in Lincoln, NE?
Most Lincoln homes fall between $9,000 and $20,000 for a full architectural-shingle replacement, depending on roof size, pitch, layers to tear off, and ventilation or decking repairs. Designer shingles and synthetic slate cost more. We give an exact written price after a free inspection — never a guess over the phone.
How do I know if my roof has hail damage?
From the ground you may see dented gutters, downspouts or window screens, granules piling up at the downspouts, or shingles with dark spots. Hail bruises shingles in ways you can’t see from the yard, so after any storm with hail bigger than a quarter, get a free inspection. We’ll photograph the roof and tell you honestly whether it’s worth a claim.
How long does a roof replacement take?
Most homes are torn off and re-roofed in one day; large or steep roofs take two. Gutters are usually installed the same day or the next.
Which shingle brands do you install?
We install all major brands, including GAF, Owens Corning, CertainTeed, IKO, DaVinci Roofscapes synthetic slate and shake, and EcoStar. Our roofing crews hold the CertainTeed Master Shingle Applicator credential.
Insurance claims
Will filing a hail claim raise my insurance rates?
In Nebraska, weather claims are generally treated as “acts of God” and are not held against you the way an at-fault claim is, though rates in a hail-hit area may rise for everyone. A denied claim can still show up in your claims history, which is why we inspect first and only recommend filing when the damage is real.
Do I have to pay my deductible?
Yes. Your deductible is your share of the claim, and a contractor who offers to “waive” it is either inflating the invoice to your insurer or cutting corners on your roof — both are insurance fraud under Nebraska law. We’ll help you understand your policy and set up financing for the deductible if you need it.
What is recoverable depreciation?
On a replacement-cost policy, your insurer pays the depreciated value of the roof up front and holds back the rest until the work is complete. Once we finish and send the completion paperwork, they release that held-back amount — the recoverable depreciation — and you pay us the balance. We handle the paperwork and give you a 30-day grace period on that final payment.
Siding, windows and gutters
Vinyl, fiber cement or engineered wood siding — which is best?
Vinyl is the best value and nearly maintenance-free. James Hardie fiber cement is the most hail- and fire-resistant and holds paint the longest. LP SmartSide engineered wood gives a real wood look with a 50-year substrate warranty. We bring samples of all three to your home and price each so you can decide.
What windows do you install?
We install ProVia windows. ProVia builds Energy Star vinyl and composite windows, entry doors, storm doors and patio doors in the U.S., backed by a lifetime limited warranty. Every opening is checked for rot, then flashed, foamed and trimmed so the window looks built-in and stays draft-free.
Do I need 5-inch or 6-inch gutters?
Five-inch seamless gutters handle most Lincoln homes. If you have a steep roof, large roof sections draining to one downspout, or you’ve had overflow in heavy rain, 6-inch gutters with oversized downspouts are worth the small upcharge.
Garages, additions and ADUs
Can I build an ADU or mother-in-law suite in Lincoln?
In most Lincoln residential zones, yes — attached suites, garage apartments and detached backyard cottages are all possible, subject to size, setback, parking and owner-occupancy rules that vary by lot. We check your zoning for free before you spend anything on drawings.
Do you pull the permits?
Yes. We handle design, the permit application, and every inspection with the City of Lincoln Building & Safety department, and we’ll walk you through what each stage means.
